$250K – $350K

The starter range

At this price point, you're mostly looking at townhomes and condos. Single-family homes are out there but might need some love or be in less central spots. A great range for first-time buyers and investors.

Boynton Beach

Townhomes, condos, some single-family

The most affordable city in Palm Beach County for buyers. Mix of newer developments and established neighborhoods. Growing restaurant and shopping scene along Atlantic Avenue corridor.

  • Growing downtown area
  • Easy access to I-95 and Turnpike
  • Diverse communities

Keep in mind

  • Further from the beach than Delray or Boca
  • Some areas still developing
  • Rush hour traffic on I-95

Deerfield Beach

Condos, townhomes

Beach-adjacent city in northern Broward County. Older condo buildings offer beach proximity at lower prices than Boca or Delray. Good value for buyers who want ocean access.

  • Quiet residential feel
  • Close to Hillsboro Beach

Delray Beach (west)

Older condos, townhomes

The west side of Delray offers more affordable options than the trendy downtown. Older communities with mature landscaping, many with pools and amenities.

  • Access to Delray Beach amenities and culture
  • Lower prices than east Delray
  • Good community amenities
  • Established neighborhoods

  • Further from the beach
  • Older buildings may need updates
  • Some HOA restrictions

$350K – $500K

The sweet spot

This is where single-family homes start showing up in most communities. Best selection in Boynton Beach, parts of Delray, and older spots in Boca. Great range for move-up buyers and growing families.

Boynton Beach (single-family)

Single-family homes, 2-3BR

Single-family homes with yards, many built in the 1990s-2000s. Communities like Canyon Lakes, Indian Springs, and Boynton Beach subdivisions offer good value.

  • Best selection of single-family homes at this price
  • Yards and space for families
  • Many communities with pools
  • Good value per square foot

Keep in mind

  • Older homes may need roof/AC updates
  • Check HOA fees carefully
  • Some areas have flood zone concerns

Delray Beach (central)

Single-family homes, townhomes

Central Delray offers a mix of renovated ranch-style homes and newer construction. Close to Atlantic Avenue's restaurants, shops, and nightlife — without paying beachfront prices.

What's great

  • Walking/biking distance to Atlantic Avenue
  • Strong community feel
  • Good appreciation potential
  • Diverse housing stock

Keep in mind

  • Competitive market — homes sell fast
  • Flood insurance may be required
  • Parking can be tight near downtown

Boca Raton (west)

Townhomes, some condos

Western Boca offers newer construction, planned communities, and good schools. Townhomes here often come with community pools, fitness centers, and maintained common areas.

  • Excellent Boca Raton schools
  • Newer construction with modern amenities
  • Well-maintained communities
  • Strong resale values

Keep in mind

  • Further from the beach
  • HOA fees tend to be higher
  • More suburban feel — car required

$500K – $600K

The move-up range

Now we're talking updated single-family homes with pools, bigger lots, and communities closer to the beach. Good options across all cities — this is where most move-up buyers and relocating professionals end up.

Delray Beach (east/central)

Updated single-family homes, 3-4BR

Updated homes near the beach and downtown Delray. Mediterranean and contemporary styles, often with pools and tropical landscaping. The "lifestyle" range.

What's great

  • Near Atlantic Avenue and the beach
  • Updated homes with modern finishes
  • Strong rental potential
  • Excellent walkability in some areas

Keep in mind

  • Flood insurance is almost always required
  • Competition from cash buyers
  • Some properties are in flood zones

Boca Raton

Single-family homes, gated communities

Updated single-family homes in established Boca communities. Access to top-rated schools, Royal Palm Place shopping, and Mizner Park. The "Boca lifestyle" at a reasonable price point.

What's great

  • Top-rated schools throughout Boca
  • Well-maintained communities
  • Excellent shopping and dining
  • Strong property values

Keep in mind

  • Higher property taxes than some areas
  • Traffic near Town Center
  • Competition for desirable neighborhoods

Boynton Beach (updated)

Updated/renovated single-family homes

Renovated homes in Boynton Beach's established neighborhoods. Many have been updated with modern kitchens, impact windows, and new roofs. Great value compared to Delray or Boca.

What's great

  • Best value for updated single-family homes
  • Larger lots than coastal communities
  • Lower HOA fees
  • Growing area with new amenities

Keep in mind

  • Less walkable than coastal areas
  • Some neighborhoods still transitioning
  • Commute to beach is longer
