So what's West Boca Raton actually like?

West Boca Raton is the part of Boca most people don't think of when they hear the name — and that's exactly what makes it such a great deal. While east Boca is known for oceanfront condos, Mizner Park, and price tags that make your eyes water, West Boca is all about planned communities, good schools, and homes that were built within the last 20–30 years.

Geographically, West Boca runs roughly from the Florida Turnpike westward to the Palm Beach–Broward County line, and from Glades Road south to roughly Clint Moore Road. It's part of unincorporated Palm Beach County, which means you still get a Boca Raton mailing address and all the benefits of the Palm Beach County school system — but at prices that are often 20–30% less than comparable homes east of I-95.

The communities here are mostly master-planned subdivisions built between the late 1980s and early 2000s. That means wider streets, consistent architecture, community pools and clubhouses, and HOA-maintained common areas. If you're coming from east Boca or another coastal city, the difference in value per square foot is immediately obvious. You get more space, newer construction, and a quieter, more family-oriented environment.

Who's West Boca a good fit for?

Families with Kids

This is the #1 reason people choose West Boca. The schools — particularly Sandpiper Shores Elementary, Eagle Arts Academy, and Olympic Heights High — are among the best in Palm Beach County. The neighborhoods have playgrounds, pools, and other kids out playing until dinner.

First-Time & Move-Up Buyers

If you're coming from a rental or a smaller condo and want a real house with a yard, West Boca is the most realistic option in the greater Boca area. Townhomes in the $250K–$350K range get you into the neighborhood, and single-family homes start around $350K–$400K.

Relocating Professionals

Commuting to Boca Raton's corporate parks, Delray Beach, or even Fort Lauderdale is easy from West Boca. You're between I-95 and the Turnpike, so you can choose your route depending on traffic. And if you're coming from a city with high prices, West Boca's value proposition will feel refreshing.

What it actually costs to buy in West Boca

Here's a realistic look at what you'll pay for different home types, plus what monthly costs look like:

Home Type Price Range HOA
Condos (1–2 BR) $180K–$300K $250–$450/mo
Townhomes (2–3 BR) $250K–$400K $200–$400/mo
Single-family (3 BR) $375K–$500K $100–$300/mo
Single-family (4+ BR, updated) $500K–$650K+ $100–$300/mo
Monthly Expense (typical 3BR home ~$425K) Estimate
Mortgage (prin. & int., 5% down) $2,150–$2,700/mo
Property Taxes (~1.0%–1.1%) $350–$400/mo
Homeowners Insurance $210–$375/mo
HOA Fees $150–$300/mo
Total Estimated Monthly $2,860–$3,775/mo

Estimates based on current market data for a $425K purchase with 5% down at ~6.5%–7% interest. Insurance is notably lower than coastal areas — one of West Boca's big selling points. Your actual costs will vary.

Key communities in West Boca Raton

These are the neighborhoods you'll hear about most often. Each has its own character, price point, and feel.

Boca Bridges

One of the newer communities in the area, Boca Bridges features Mediterranean-style single-family homes built mostly in the early 2000s. Prices typically start in the high $500Ks and go up — it's on the higher end of West Boca, but the construction quality and community amenities are top-notch. Gated entry, clubhouse, pool, tennis courts.

West Boca Medical Center Area

The neighborhoods surrounding West Boca Medical Center (Glades Rd & 441) have some of the best value in the area. Condos, townhomes, and smaller single-family homes in established communities. Close to shopping, restaurants, and medical facilities. Good mix of younger families and retirees.

Sugar Sand Park Area

Named after the excellent Sugar Sand Park community center and playground, this section of West Boca has some of the most family-friendly neighborhoods. The park itself is a huge draw — science center, carousel, water playground, athletic fields. Homes in this area range from townhomes under $300K to larger single-family homes in the $500s.

Whispering Pines & Loggers' Run

Two established communities with mature landscaping and reasonably priced homes. Whispering Pines has townhomes and single-family homes on larger lots. Loggers' Run is a well-known community with a golf course (though the course's future has been in flux — worth checking current status). Both are solid choices for buyers in the $300K–$450K range.

Parkland (adjacent, just south of the county line)

Parkland is technically in Broward County, but it's right on the border and shares West Boca's suburban, family-oriented character. Homes here tend to be newer and more expensive ($500K+), but the schools are excellent (Broward County magnet programs) and the community is extremely safe. Worth keeping on your radar if your budget allows.

Schools in West Boca Raton

This is West Boca's biggest draw for families. The area is served by Palm Beach County Schools, and several of the schools here are consistently among the highest-rated in the county. Here's a quick overview of what you'll find:

Sandpiper Shores Elementary

A-rated elementary school in the Loggers' Run area. Highly regarded by local families with young kids.

Eagle Arts Academy

A charter school with strong academic performance and an arts focus. Popular with West Boca families.

Omni Middle School

Generally well-regarded middle school serving much of West Boca. Check GreatSchools.org for current ratings and parent reviews.

Olympic Heights High School

One of the better public high schools in Palm Beach County. Serves most of West Boca and consistently gets good ratings for academics and extracurriculars.

Private & Charter Options

Don Soffer Aventura (private), Katz Yeshiva High School, and several other private options are within a short drive. Saint Andrew's School in Boca is also a popular private choice.

School boundaries in West Boca are generally stable, but always confirm the specific school assignment before you make an offer. I can help you look up the exact schools for any address you're considering.

Flood risk & insurance — a hidden advantage

One of West Boca's biggest financial advantages is something most buyers don't even think about until they get an insurance quote: flood risk.

Unlike coastal east Boca (where flood insurance is basically mandatory and can cost $2,000–$6,000+ per year), most of West Boca is in moderate-to-low flood risk zones (FEMA Flood Zones X and some AE). For many homes in the area, flood insurance is either not required or very affordable — often under $1,000/year for a policy if you choose to get one.

For homeowners insurance (wind, fire, liability), West Boca rates are also lower than coastal areas because you're further from the ocean's storm surge zone. A typical homeowners policy for a $400K home in West Boca might run $2,500–$4,500 per year, compared to $4,000–$7,000 for a similarly priced home east of I-95.

My take: This is a real cost advantage that adds up. If you're stretching your budget to buy a home, the difference in insurance costs between West Boca and east Boca could save you $1,500–$3,000 per year — money that goes right back into your monthly payment capacity.

Lifestyle — quieter, greener, and still close to everything

The biggest lifestyle difference between West Boca and east Boca is the pace. East Boca has the restaurants, the nightlife, the beachfront — but it also has traffic, limited parking, and that South Florida hustle that can wear on you. West Boca is quieter, more suburban, and more relaxed.

What West Boca lacks in beachfront bars, it makes up for in practical everyday amenities. You've got multiple Publixes within a few minutes' drive, Target and Walmart for everyday shopping, Costco and BJ's for bulk buys, and the Boca Town Center mall (about 15 minutes east) for department stores and dining. Here are a few highlights:

Boca Town Center & shopping

The big regional mall is about 15 minutes east. Nordstrom, Apple, Cheesecake Factory, and the usual mall mix. Also plenty of strip center shopping closer to home along Glades Road and 441.

Sugar Sand Park

The crown jewel of West Boca parks. Science Explorium, carousel, water playground, baseball fields, basketball courts, a community theater, and picnic areas. Free admission. This park alone makes West Boca a great choice for families with young kids.

Beaches — 15–20 minutes away

South Beach Park, Red Reef Park, and the Boca Raton beach are 15–20 minutes east via Glades Road or Palmetto Park Road. You're not on the beach every day, but a beach day is an easy weekend drive — and you get quieter evenings than coastal neighborhoods.

Medical facilities nearby

West Boca Medical Center (Glades & 441) is a full hospital with emergency services and multiple specialist offices. Boca Raton Regional Hospital is 15 minutes east. Top-notch healthcare close to home.

Commute times

One of West Boca's unsung strengths is its location between two major highways — I-95 and the Florida Turnpike. Depending on where you're headed, you have options.

West Boca → Downtown Boca Raton / Mizner Park
~20 min
West Boca → Boca Raton Beach
~15–20 min
West Boca → Delray Beach
~15 min
West Boca → Fort Lauderdale
~25–30 min
West Boca → West Palm Beach
~25–30 min
West Boca → Fort Lauderdale Airport (FLL)
~30–35 min
West Boca → Miami
~50–60 min

Commute times are approximate and vary significantly during rush hours. The Palmetto Park Road and Glades Road exits to I-95 can back up during peak times — the Turnpike is often faster for north-south trips.

Investment potential — why West Boca makes sense

From an investment perspective, West Boca has a lot going for it:

Newer construction holds value

Most homes in West Boca were built in the 1990s and 2000s — newer than the aging housing stock in east Boca. That means fewer expensive repairs (new roofs, AC replacements, re-pipes) compared to 1960s and 70s homes closer to the coast. Buyers appreciate the lower maintenance burden, and it shows in resale values.

Strong rental market

Rental demand in West Boca is consistently strong. Families want access to the schools, young professionals want the suburban feel with city access, and the limited inventory of rental homes means landlords rarely struggle to find tenants. A typical 3BR home can rent for $2,500–$3,500/month, often covering the mortgage.

Room for appreciation

West Boca prices have appreciated steadily but haven't experienced the same boom-and-bust volatility as coastal areas. The area has room to grow — new commercial development along Glades Road and Palmetto Park Road continues to improve amenities and drive demand.

Lower carrying costs

Lower property taxes (unincorporated county rates vs. city of Boca rates) and lower insurance costs mean your monthly carrying costs are noticeably less than comparable homes east of I-95. That difference matters for both homeowners and investors.

Ryan's take on West Boca

"If you want the Boca Raton address without the Boca Raton price tag, West Boca is where you should be looking. I've helped dozens of buyers choose between east and west — and for most families and first-time buyers, West Boca wins every time. You get more square footage, a smaller mortgage, lower insurance, and your kids still go to Palm Beach County's best schools. The trade-off is a few extra minutes to the beach and a quieter social scene — and for most people I work with, that's an easy trade to make."
