Lotus Palm resale prices range from approximately $1.27M in the Fiji Collection up to $2.5M for premium Bali Collection homes. Because these are resales, prices vary significantly based on upgrades, lot location, and condition. Some sellers have invested $100K+ in renovations, which you can benefit from without paying new-construction premiums.

Lotus Edge new construction starts higher. Fiji Collection base prices start around $1.3M–$1.4M, and Bali Collection homes start around $1.8M. With upgrades and premium lots, prices can exceed $3M. You're paying a premium for new construction, customization, and being the first owner.

As the newer community, the facilities are brand new and designed with the latest trends in luxury community living.

Location

Both communities are located in West Boca Raton near Glades Road and the Florida Turnpike. Lotus Palm is accessed via Glades Road. Lotus Edge is just west of Lotus Palm, with its main entrance off Lyons Road and an additional entrance on State Road 7 adjacent to Olympic Heights Community High School.

The locations are nearly identical in terms of convenience. Both are close to West Boca shopping centers, restaurants, and medical facilities. I-95 and the Turnpike are easily accessible. Downtown Boca's Mizner Park is about 15 minutes away, and the beach is about 20 minutes. Lotus Edge has a slight edge (pun intended) for school proximity, being right next to Olympic Heights High School.

Community Feel

Lotus Palm has an established, mature feel. The landscaping is fully grown, the community events are well-organized, and there's a strong sense of neighborhood from years of shared experiences. The resale market means you'll find a mix of original owners and newer buyers, creating a diverse age range.

Lotus Edge has that brand-new community energy. Everything is fresh and modern. The residents are mostly new buyers who are excited about their new homes. Over time, this community will develop its own character and traditions. If you like being part of something from the beginning, Lotus Edge offers that opportunity. If you prefer a community with established roots, Lotus Palm may feel more settled.

Schools

Both communities are zoned for Boca Raton's excellent school district. Lotus Edge is literally adjacent to Olympic Heights Community High School. Both communities feed into top-rated elementary and middle schools in the West Boca area. School quality is a major selling point for both communities and one of the reasons families choose this part of town.

Flood Zones

Both communities are located in Flood Zone X (minimal flood risk), well west of the intracoastal. This means significantly lower flood insurance costs compared to beachside properties. Expect annual premiums around $500–$1,200 rather than $3,000–$8,000+ on the coast. Another advantage of the West Boca location.

The Verdict

If you want the best value and a move-in-ready home with mature landscaping, choose Lotus Palm. You'll find resale homes where the original owners have already invested in upgrades, the landscaping is fully grown, and the community has an established feel. You can often get more square footage for less money than a comparable new Lotus Edge home.

If you want a brand-new, custom-built home and the latest in luxury community design, choose Lotus Edge. The 39,000 sq ft clubhouse is spectacular, the floor plans are thoughtfully designed with today's buyer in mind, and you get to be the first owner. You'll pay a premium for that privilege, but you'll get exactly what you want.

Both communities are among the best in West Boca Raton. The difference comes down to whether you value established vs. new, and whether the customization of new construction matters to you.

Bottom line

Lotus Palm for established luxury with better value. Lotus Edge for brand-new custom construction and the biggest clubhouse in the area.
