Condos regularly list below $200K. Townhomes in the $250K–$350K range give you more space than a comparable Delray condo at the same price. For buyers stretching to get into the market, Boynton offers the best entry point in the area.
Delray Beach commands a premium of roughly $50K–$100K over Boynton for comparable properties. That premium buys you proximity to one of the best downtowns in Florida. If you're comparing a $350K condo in each city, the Delray option will likely be smaller or older — but you'll be closer to Atlantic Avenue's restaurants and nightlife.

Delray Beach neighborhoods have more character and variety. West Delray has established ranch-style homes from the 60s and 70s on quiet streets. Pineapple Grove is the arts district with cottages and fixer-uppers. Lake Ida offers mature trees and lake access. Each area has a distinct personality.
Boynton Beach neighborhoods feel more suburban and less differentiated. Areas like Leisureville, Hunters Run, and the neighborhoods around Quantum Park offer solid, affordable housing but less character. That said, Boynton has newer construction in areas like Canyon Lakes and Renaissance Commons. The city is investing heavily in redeveloping its downtown corridor, which could transform the area over the next decade.
It's close, but Delray Beach has a slight edge. Both cities are served by the Palm Beach County School District, and neither has the standout schools you'll find in Boca Raton. Delray's Atlantic High School offers a solid IB program. Boynton Beach High School has made improvements in recent years.
For private schools, both cities have options. Delray has Saint Joseph's Episcopal and American Heritage. Boynton has Trinity Christian Academy. Neither city is a destination for top-tier public schools, but both offer adequate options for most families.
Boynton Beach has a slight advantage for commuters heading north to West Palm Beach or south to Boca Raton and Fort Lauderdale. I-95 runs right through Boynton, and the city has two major interchanges (Boynton Beach Blvd and Gateway Blvd). Tri-Rail has a station at Boynton Beach Blvd.
Delray Beach also has good highway access via Atlantic Avenue and Linton Blvd, but traffic on Atlantic Avenue can be heavy, especially during season. Both cities have similar commute times to downtown West Palm (~25 min), Boca (~15 min), and Fort Lauderdale (~35 min).
Delray Beach has better beach access. The municipal beach is wide, well-maintained, and easily reached from most parts of the city. You can walk from Atlantic Avenue to the beach in under 15 minutes. Delray's beach also has a popular pier and ample parking.
Boynton Beach's beach is smaller and less developed, though Oceanfront Park has been improved in recent years with a new pavilion and playground. The beach access is fine but not as nice as Delray's. You'll typically drive 10-15 minutes from most Boynton neighborhoods to reach the beach.
Both cities have similar flood risk profiles. Properties west of I-95 in both cities generally fall into lower-risk Flood Zone X. Properties east of I-95 and near the intracoastal are in higher-risk zones. Boynton Beach has some low-lying areas near the canals that can flood in heavy rain.
Since both cities offer affordable inventory mostly west of I-95, most budget-friendly homes in both cities sit in lower-risk flood zones. Still, always check the flood map for any specific property before making an offer.
