Delray Beach home prices are high relative to other South Florida markets, but they are supported by strong demand and limited inventory. The median home price in Delray Beach hovers around $450,000 to $550,000 depending on the neighborhood, which is higher than Boynton Beach or Lake Worth but lower than Boca Raton or Highland Beach. Whether it is overpriced depends on what you are comparing it to and what you value.
Delray Beach is one of the most desirable midsize cities on Florida's southeast coast. It has a walkable downtown, a popular restaurant scene, easy beach access, and a reputation as a cultural hub with the Delray Beach Center for the Arts and the annual Delray Affair. That desirability comes with a price tag.
Homes within walking distance of Atlantic Avenue or the beach command a significant premium. A 3-bedroom house east of I-95 can cost $200,000 to $400,000 more than a comparable house west of I-95. Many buyers are paying for the lifestyle, not just the square footage. If you want the walkable downtown lifestyle, you pay for it. If you are willing to live a 10-minute drive from Atlantic Avenue, you can find much more reasonable prices in neighborhoods west of I-95.
Delray Beach does not have a lot of land left for new development. Most of the city is built out. That means the supply of homes is relatively fixed, and when demand goes up (which it has, consistently), prices follow. Months of supply in Delray Beach has stayed below 4 months for most of the last five years, firmly in seller's market territory.

If you value a walkable downtown, want to be able to walk to restaurants and bars, love the energy of a vibrant main street, and want to be close to the beach, Delray Beach is worth every penny. Homes east of I-95 have appreciated steadily and tend to hold their value well even during market downturns. The community atmosphere is hard to replicate.
If you are looking for the most square footage for your money, want a newer home, or do not care about walking to downtown, you can get significantly more home for less money by going west of Delray or into Boynton Beach. A $400,000 budget goes much further in Boynton Beach than it does in Delray Beach, and you are still only 15-20 minutes from Atlantic Avenue when you want to visit.
Is Delray Beach overpriced? If you compare it purely on price per square foot to surrounding areas, yes, it is more expensive. But real estate is not just about square footage. It is about location, lifestyle, and what a neighborhood offers. Delray Beach offers a lot, and the market prices that in. The question is whether that lifestyle is worth the premium to you. If it is, Delray Beach is a great buy. If it is not, the surrounding communities offer excellent alternatives at lower prices.
