If you are buying your first home in Florida, you have more options for assistance than you might think. The state government, federal government, and local agencies all offer programs designed to make homeownership more accessible. The key is knowing which ones you qualify for and how to combine them.
Here is a quick overview of every major program available in 2026, followed by detailed breakdowns below.

Up to $10,000 in down payment and closing cost help. 0% deferred second mortgage. Works with FHA, conventional, and VA loans.
3.5% down payment with a 580 credit score. Government-insured mortgages with lenient credit requirements. The most popular choice for first-time buyers.
$0 down payment with no PMI. Available to veterans, active-duty military, and eligible surviving spouses. The best loan option for those who qualify.
$0 down payment for eligible rural and suburban areas. Many parts of western Palm Beach County qualify. Income limits apply.
Reduced mortgage insurance that saves $50 to $150 per month. Available through Florida Housing-approved lenders. No down payment assistance required.
50% discount on select HUD-owned homes. For teachers, law enforcement, firefighters, and EMTs. Must commit to 3 years of occupancy.
Florida's Hometown Heroes Program is the most generous state-funded assistance program in the country. It provides up to $35,000 in down payment and closing cost assistance to community workers who serve Florida.
The income limits for Hometown Heroes are adjusted for each county. In Palm Beach County, the limits are higher than in most of Florida to reflect the higher cost of living. A household of 1 to 2 people can earn up to approximately $87,000, and households of 3 or more can earn up to approximately $100,000. Florida Housing's FL Assist program offers up to $10,000 in down payment and closing cost help. Like Hometown Heroes, it is a 0% interest deferred second mortgage. You do not make monthly payments, and the balance is due when you sell, refinance, or pay off your first mortgage.
FHA loans are the most popular choice for first-time buyers nationwide, and for good reason. They allow a down payment as low as 3.5% with a credit score of 580 or higher. If your credit score is between 500 and 579, you can still qualify with a 10% down payment.
FHA loans are government-insured, which means lenders can offer more favorable terms. The trade-off is that you pay Mortgage Insurance Premiums (MIP) — an upfront fee of 1.75% of the loan amount plus monthly premiums. However, the monthly MIP can often be reduced through Florida's HFA Preferred program (see below).
If you are a veteran, active-duty service member, or eligible surviving spouse, a VA loan is likely your best option. VA loans offer:

USDA loans are backed by the U.S. Department of Agriculture and offer zero down payment for properties in eligible areas. The "rural" label is misleading — many suburban areas qualify, including parts of western Palm Beach County, Boynton Beach, and areas near the western edge of Boca Raton.
Income limits apply, but they are adjusted for household size and location. In South Florida, the limits are higher than you might expect. The USDA's guarantee fee (similar to mortgage insurance) is also typically lower than FHA's MIP.
Florida Housing's HFA Preferred program offers reduced mortgage insurance costs compared to standard FHA loans. Through Florida Housing-approved lenders, buyers can save $50 to $150 per month on their mortgage payment. This is a good option if you have some savings for a down payment but want to keep your monthly housing costs as low as possible.
This HUD program offers a 50% discount on the list price of select HUD-owned homes. It is available to teachers, law enforcement officers, firefighters, and emergency medical technicians. The catch: limited inventory and you must commit to living in the home for 3 years. When a qualifying property does come up, the value is incredible.
