Choosing the right agent to sell your home is one of the most important decisions you'll make — and it's not something you should rush. The right agent can mean the difference between a smooth sale at top dollar and months of frustration with price reductions. Here's what to look for and what questions to ask.

What to look for in a listing agent

Local market knowledge

Your agent should know your specific neighborhood — not just South Florida in general. They should be able to tell you about recent sales in your area, what buyers are looking for, and how your home compares to similar listings. Ask them: "What have homes in my neighborhood sold for in the last 3 months?"

A clear marketing plan

How will they market your home? Look for an agent who offers professional photography, virtual tours, social media promotion, and a dedicated property website. If their answer is just "I'll put it on the MLS," that's not enough. In 2026, buyers find homes online first — your listing needs to stand out.

Strong communication

Your agent should be responsive and keep you informed throughout the process. Ask about their communication style: How often will you hear from them? Will they provide showing feedback? How quickly do they respond to calls and texts? A good agent keeps you in the loop without you having to chase them.

Negotiation skills

Selling a home involves negotiations at every stage — from the initial offer to inspection repairs to closing costs. Your agent should be able to walk you through their negotiation strategy and give examples of how they've handled tough situations for other sellers.

Experience in your price range

  • They pressure you to sign a listing agreement immediately. A good agent is confident enough to let you think about it.
  • They suggest a high price just to win the listing. Some agents inflate their suggested price to get you to sign, then push for price reductions later. This is called "buying the listing" and it's a terrible strategy for you.
  • They don't have a marketing plan. If they can't clearly explain how they'll market your home, they probably don't have a plan.
  • They're hard to reach during the interview process. If they're slow to respond now, they'll be even slower when you have an offer on the table.

Questions to ask before hiring

Here are the questions I'd ask if I were interviewing an agent to sell my home:

  • How many homes have you sold in my neighborhood in the last year?
  • What's your average days-on-market for listings in my price range?
  • What's your list-price-to-sales-price ratio? (How close do your listings sell to the original asking price?)
  • How will you market my home? Can I see examples of your recent listings?
  • Can you provide references from recent sellers?
  • What's your recommendation for pricing my home — and why?
