Best affordable neighborhoods near Delray Beach
Delray Beach is one of the most desirable cities in South Florida — and for good reason. Atlantic Avenue's restaurants and shops, the beach, the arts scene, and a genuine sense of community make it a fantastic place to live. But those desirability factors also mean higher prices, especially east of I-95.
The good news: there are several neighborhoods near Delray Beach where you can find homes under $400K without sacrificing safety, convenience, or quality of life. Here's where to look.
Boynton Beach — the best value in Palm Beach County
Boynton Beach is Delray's less expensive neighbor to the south, and it offers the best value in the area for buyers. A 2BR townhome here starts around $250K, and single-family homes in established communities run $325K–$425K. The difference? You're 10-15 minutes from Delray's downtown but paying 20-30% less for comparable housing.
What you get: Townhomes and single-family homes with yards, many built in the 1990s–2000s. Communities like Canyon Lakes, Indian Springs, and Pine Tree Village offer pools, clubhouses, and HOA-maintained common areas. Growing restaurant scene along Congress Avenue.
What to watch: Some areas have flood zone designations. Check the FEMA flood map before making an offer — it affects insurance costs. Also, I-95 traffic during rush hour is real.
West Delray Beach — hidden value
The western side of Delray Beach is one of the most undervalued areas in Palm Beach County. Older ranch-style homes on larger lots, mature landscaping, and a quiet residential feel — all at prices 30-40% lower than east Delray. You can find single-family homes starting around $300K–$375K.
What you get: Single-family homes with character, larger lots, and proximity to the Florida Turnpike. Many homes have been updated by investors and are move-in ready. Close to West Delray Beach Park and the Delray Marketplace shopping center.
What to watch: Some homes are older and may need updates to electrical or plumbing. Always get a thorough inspection. HOA communities here are less common, so maintenance costs fall entirely on you.
Lighthouse Point — beach proximity at a discount
Located just south of Deerfield Beach, Lighthouse Point offers beach-adjacent living at lower prices than Delray or Boca. Older condo buildings provide some of the most affordable ocean-proximity options in the area, with 2BR units starting around $200K–$275K.
What you get: Quiet, low-key beach community. Close to Hillsboro Beach and the intercoastal waterway. Smaller scale buildings with a neighborhood feel. Easy access to Hillsboro Inlet and Pompano Beach.
What to watch: Older buildings may have special assessments for roof repairs or concrete restoration (very common in Florida). Ask the HOA about their reserve fund and any pending assessments before buying.
Deerfield Beach — value near the coast
Deerfield Beach is often overlooked in favor of its more famous neighbors, but that's exactly why it offers value. Condos and townhomes near the beach start around $200K–$300K, and the city has invested heavily in its downtown area and beachfront.
The bottom line
You don't have to live in downtown Delray Beach to enjoy everything South Florida has to offer. Boynton Beach, west Delray, Lighthouse Point, and Deerfield Beach all offer genuine value for buyers in the $250K–$400K range. The key is knowing which specific neighborhoods to focus on — and that's where a local agent earns their fee.
